Parchita is not open for sign-up yet. Our full terms of service are being reviewed by our lawyer and are not in effect. They will be posted here, dated, before anyone can sign up or pay, and you will agree to them when you sign up. Until then, this page says what Parchita is and what it will cost.

Who we are

Parchita is property management software for landlords, made by Parchita Limited, an Ohio limited liability company. A landlord or property business ("you") uses it to run its own rentals: units, leases, rent roll, rent payments, expenses, messages to tenants and reports.

What it costs

• Free up to 5 units, with no time limit and no card.
• Above 5 units, $1.50 (US dollars) per unit per month, for every unit (6 units cost $9 a month), billed monthly in advance by card through Stripe. When you add or remove units, Stripe adjusts your next bill for the rest of the month.
• No setup fee and no long-term commitment: month to month, cancel any time; see refunds and cancellation.
• If we change a price, we tell you by email at least 30 days before, and a change never applies to a month already paid.

The bonus round (a promotion)

• Every new free account gets 30 days with no unit limit, starting the day it signs up.
• If you go past 5 units during those 30 days and add a card, you are on the paid plan with the first month free: your card is first charged on day 31. Cancel before then and you pay nothing.
• If you do not add a card, nothing you added is removed or hidden when the 30 days end, but you cannot add more than 5 units until you upgrade.

Rent paid online

When tenants pay rent online, they pay the landlord directly, into the landlord's own Stripe account, under Stripe's terms. Parchita never receives or holds rent or deposits. Each online payment carries a payment fee, and the landlord chooses whether the landlord or the tenant pays it; a tenant who pays it sees it before paying. Questions about a rent payment go to your landlord first.

Your data

What you put into Parchita is yours. Write to us at any time and we send you a copy of all of it. How we handle it is on the privacy page.

What Parchita is not

Parchita is software. It is not your property manager, agent, broker, lawyer, accountant or bank, and templates and suggestions in it are not legal advice. Nothing is sent to a tenant until you or your staff approve it.
